{"id":1097,"date":"2021-09-20T13:45:29","date_gmt":"2021-09-20T11:45:29","guid":{"rendered":"https:\/\/www.svjbrandlova.cz\/?page_id=1097"},"modified":"2021-09-20T14:19:59","modified_gmt":"2021-09-20T12:19:59","slug":"pravidla-pro-nejcastejsi-stavebni-upravy-zasahujici-do-spolecnych-prostor","status":"publish","type":"page","link":"https:\/\/www.svjbrandlova.cz\/?page_id=1097","title":{"rendered":"Pravidla pro nej\u010dast\u011bj\u0161\u00ed stavebn\u00ed \u00fapravy zasahuj\u00edc\u00ed do spole\u010dn\u00fdch prostor"},"content":{"rendered":"\n<p>Tato pravidla upravuj\u00ed n\u011bkter\u00e9 ot\u00e1zky souvisej\u00edc\u00ed se&nbsp;stavebn\u00edmi \u00fapravami prov\u00e1d\u011bn\u00fdmi jednotliv\u00fdmi vlastn\u00edky, zasahuj\u00edc\u00edmi do spole\u010dn\u00fdch prostor, podl\u00e9haj\u00edc\u00edmi ozn\u00e1men\u00ed nebo \u017e\u00e1dosti:<\/p>\n\n\n\n<p><strong>P\u0159edokenn\u00ed rolety\/\u017ealuzie:<\/strong><\/p>\n\n\n\n<ul><li>P\u0159i mont\u00e1\u017ei p\u0159edokenn\u00edch rolet se nesm\u00ed zasahovat do fas\u00e1dy, tzn. mont\u00e1\u017e na okenn\u00ed r\u00e1m.<\/li><li>Stanoven jednotn\u00fd vzhled t\u011bchto za\u0159\u00edzen\u00ed \u2013 barevn\u00fd odst\u00edn \u2013 <strong>b\u00edla barva<\/strong>.<\/li><li>V p\u0159\u00edpad\u011b, \u017ee \u010dlen SVJ m\u00e1 z\u00e1m\u011br pou\u017e\u00edt jin\u00e9 parametry, ne\u017e kter\u00e9 jsou uveden\u00e9 v&nbsp;t\u011bchto pravidlech, mus\u00ed b\u00fdt jeho \u017e\u00e1dost o instalaci schv\u00e1lena shrom\u00e1\u017ed\u011bn\u00edm.<\/li><li>V p\u0159\u00edpad\u011b po\u0161kozen\u00ed spole\u010dn\u00fdch \u010d\u00e1st\u00ed domu p\u0159i instalaci je nutn\u00e9 uv\u00e9st v\u0161e do p\u016fvodn\u00edho stavu.<\/li><li>V p\u0159\u00edpad\u011b instalace neschv\u00e1len\u00e9ho za\u0159\u00edzen\u00ed, jin\u00e9ho typu za\u0159\u00edzen\u00ed a jin\u00e9ho vzhledu, je povinen vlastn\u00edk bytov\u00e9 jednotky na v\u00fdzvu v\u00fdboru SVJ za\u0159\u00edzen\u00ed odstranit na sv\u00e9 n\u00e1klady.<\/li><li>Mont\u00e1\u017e mus\u00ed b\u00fdt prov\u00e1d\u011bna odbornou firmou.<\/li><li>P\u0159i dodr\u017een\u00ed v\u00fd\u0161e uveden\u00fdch pravidel nen\u00ed nutn\u00e9 \u017e\u00e1dat o svolen\u00ed SV k&nbsp;instalaci p\u0159edokenn\u00ed\/extern\u00ed rolety\/\u017ealuzie a sta\u010d\u00ed instalaci ozn\u00e1mit p\u00edsemn\u011b, v\u010detn\u011b typu za\u0159\u00edzen\u00ed.<a><\/a><\/li><li>.<\/li><\/ul>\n\n\n\n<p><strong>Zasklen\u00ed lod\u017eie:<\/strong><\/p>\n\n\n\n<p>SVJ povol\u00ed mont\u00e1\u017e zasklen\u00ed lod\u017eie, pokud budou dodr\u017eeny n\u00e1sleduj\u00edc\u00ed podm\u00ednky:<\/p>\n\n\n\n<ul><li>Zasklen\u00ed bude provedeno odbornou firmou (nejl\u00e9pe OPTIMI \u2013 z&nbsp;d\u016fvodu jednotn\u00e9ho vzhledu).<\/li><li>P\u0159i p\u0159\u00edpadn\u00e9 rekonstrukci lod\u017eie a oprav\u00e1ch fas\u00e1dy domu provede demont\u00e1\u017e, zp\u011btnou mont\u00e1\u017e a p\u0159\u00edpadn\u00e9 \u00fapravy zasklen\u00ed majitel bytu na vlastn\u00ed n\u00e1klady.<\/li><li>Dokument ke sta\u017een\u00ed \u2013 ozn\u00e1men\u00ed \u2013 na str\u00e1nk\u00e1ch SV www.svjbrandlova.cz.<\/li><\/ul>\n\n\n\n<p><strong>Klimatizace:<\/strong><\/p>\n\n\n\n<p>P\u0159ipom\u00edn\u00e1me, \u017ee lod\u017eie i fas\u00e1da pat\u0159\u00ed mezi spole\u010dn\u00e9 prostory a je zak\u00e1z\u00e1no zde um\u00eds\u0165ovat cokoli, tedy i klimatizaci.<\/p>\n\n\n\n<p>Splitov\u00e1 klimatizace se skl\u00e1d\u00e1 ze dvou jednotek, a to z vnit\u0159n\u00ed a venkovn\u00ed. Umis\u0165uje se na lod\u017eii, p\u0159\u00edpadn\u011b p\u0159\u00edmo na fas\u00e1du domu.&nbsp;Pokud umis\u0165ujete jednotku klimatizace na lod\u017eii, jedn\u00e1 se o spole\u010dn\u00e9 prostory a&nbsp;je nutn\u00e9 informovat v\u00fdbor SVJ o sv\u00e9m z\u00e1m\u011bru instalace klimatizace a \u0159\u00eddit se jeho pokyny.<\/p>\n\n\n\n<p>Va\u0161e pr\u00e1va kon\u010d\u00ed tam, kde za\u010d\u00ednaj\u00ed pr\u00e1va dal\u0161\u00edho vlastn\u00edka. To plat\u00ed i v p\u0159\u00edpad\u011b instalace klimatizace. Podle \u00a71175 ob\u010dansk\u00e9ho z\u00e1kon\u00edku m\u00e1 vlastn\u00edk jednotky pr\u00e1vo svobodn\u011b spravovat, v\u00fdlu\u010dn\u011b u\u017e\u00edvat a uvnit\u0159 stavebn\u011b upravovat sv\u016fj byt jako\u017e i u\u017e\u00edvat spole\u010dn\u00e9 \u010d\u00e1sti, nesm\u00ed v\u0161ak zt\u00ed\u017eit jin\u00e9mu vlastn\u00edku jednotky v\u00fdkon stejn\u00fdch pr\u00e1v, ani ohrozit, zm\u011bnit nebo po\u0161kodit spole\u010dn\u00e9 \u010d\u00e1sti. Proto a\u0165 u\u017e budete venkovn\u00ed jednotku klimatizace um\u00eds\u0165ovat kamkoliv, mus\u00edte br\u00e1t ohled na to, aby jej\u00ed instalace nepo\u0161kodila spole\u010dn\u00e9 \u010d\u00e1sti a jej\u00ed provoz nad m\u00edru neru\u0161il ostatn\u00ed vlastn\u00edky. Existuj\u00ed samoz\u0159ejm\u011b na\u0159\u00edzen\u00edm vl\u00e1dy \u010d. 272\/2011 Sb. dan\u00e9 hlukov\u00e9 limity, je ale p\u0159irozen\u011b mnohem lep\u0161\u00ed se rovnou p\u0159i v\u00fdb\u011bru klimatizace zam\u011b\u0159it na jej\u00ed hlu\u010dnost, abychom p\u0159ede\u0161li potencion\u00e1ln\u00edm st\u00ed\u017enostem ze strany soused\u016f.<\/p>\n\n\n\n<p><strong>Pro instalaci a provoz klimatiza\u010dn\u00edch jednotek byly schv\u00e1leny n\u00e1sleduj\u00edc\u00ed nutn\u00e9 podm\u00ednky:<\/strong><\/p>\n\n\n\n<ul><li>Klimatizace nesm\u00ed b\u00fdt um\u00edst\u011bna na fas\u00e1d\u011b domu, m\u016f\u017ee b\u00fdt um\u00edst\u011bna pouze na lod\u017eii.<\/li><li>Prostupem nesm\u00ed b\u00fdt naru\u0161ena \u017e\u00e1dn\u00e1 nosn\u00e1 st\u011bna.<\/li><li>Pro prostup sm\u00ed b\u00fdt vyu\u017eit pouze odv\u011btr\u00e1vac\u00ed prostup do kuchyn\u011b.<\/li><li>Mus\u00ed b\u00fdt zaji\u0161t\u011bno, aby vznikl\u00fd kondenz\u00e1t z klimatiza\u010dn\u00ed jednotky z\u016fst\u00e1val na lod\u017eii (kondenz\u00e1t nesm\u00ed odt\u00e9kat na fas\u00e1du ani om\u00edtku a d\u00e1le po nich st\u00e9kat.<\/li><li>Hlu\u010dnost klimatiza\u010dn\u00ed jednotky nesm\u00ed p\u0159es\u00e1hnout 50 dB; (Hygienick\u00fd limit ekvivalentn\u00ed hladiny hluku akustick\u00e9ho tlaku A pro stacion\u00e1rn\u00ed zdroje, co\u017e se t\u00fdk\u00e1 i klimatiza\u010dn\u00edch jednotek, je v chr\u00e1n\u011bn\u00fdch venkovn\u00edch prostorech staveb p\u0159i soub\u011bhu v\u0161ech zdroj\u016f 40 dB v no\u010dn\u00ed dob\u011b a 50 dB v denn\u00ed dob\u011b (na\u0159\u00edzen\u00ed vl\u00e1dy \u010d. 272\/2011 Sb., o ochran\u011b zdrav\u00ed p\u0159ed nep\u0159\u00edzniv\u00fdmi \u00fa\u010dinky hluku a vibrac\u00ed, ve zn\u011bn\u00ed pozd\u011bj\u0161\u00edch p\u0159edpis\u016f, \u00a7 12).<\/li><li>V p\u0159\u00edpad\u011b opravy\/n\u00e1t\u011bru zateplen\u00e9 fas\u00e1dy nebo dla\u017eby lod\u017eie prob\u011bhne demont\u00e1\u017e klimatiza\u010dn\u00ed jednotky na n\u00e1klady vlastn\u00edka jednotky (nevznik\u00e1 t\u00edmto \u017e\u00e1dn\u00fd n\u00e1rok na p\u0159\u00edpadnou demont\u00e1\u017e \u010di zp\u011btnou mont\u00e1\u017e ze spole\u010dn\u00fdch prost\u0159edk\u016f SVJ).<\/li><li>Mont\u00e1\u017e klimatizace bude \u0159e\u0161ena profesion\u00e1ln\u00ed firmou disponuj\u00edc\u00ed nejen zku\u0161enostmi, ale i certifik\u00e1ty.<\/li><li>V p\u0159\u00edpad\u011b po\u0161kozen\u00ed fas\u00e1dy kondenz\u00e1tem je vlastn\u00edk klimatiza\u010dn\u00ed jednotky povinen odstranit z\u00e1vadu na vlastn\u00ed n\u00e1klady.<\/li><\/ul>\n\n\n\n<p><strong>Upozorn\u011bn\u00ed:<\/strong><\/p>\n\n\n\n<p>Souhlas SVJ v \u017e\u00e1dn\u00e9m p\u0159\u00edpad\u011b nenahrazuje stavebn\u00ed povolen\u00ed a je na stavebn\u00edkovi, aby si jej zajistil v p\u0159\u00edpad\u011b, \u017ee je ze z\u00e1kona po\u017eadov\u00e1no.<\/p>\n\n\n\n<p>V p\u0159\u00edpad\u011b, \u017ee v&nbsp;souvislosti s&nbsp;\u00fadr\u017ebou nebo opravou spole\u010dn\u00fdch \u010d\u00e1st\u00ed domu bude nutn\u00e1 demont\u00e1\u017e, p\u0159\u00edpadn\u011b \u00faprava, a n\u00e1sledn\u00e1 zp\u011btn\u00e1 mont\u00e1\u017e rolet, \u017ealuzi\u00ed, klimatizac\u00ed apod., hrad\u00ed n\u00e1klady s&nbsp;t\u00edmto spojen\u00e9 majitel bytov\u00e9 jednotky.<\/p>\n\n\n\n<p>Nebude-li dodr\u017eeno jak\u00e9koli z v\u00fd\u0161e uveden\u00fdch pravidel, m\u016f\u017ee spole\u010denstv\u00ed vlastn\u00edk\u016f po\u017eadovat odstran\u011bn\u00ed nebo \u00fapravu instalovan\u00e9ho za\u0159\u00edzen\u00ed na n\u00e1klady vlastn\u00edka.<\/p>\n\n\n\n<p>Nebude-li za\u0159\u00edzen\u00ed odstran\u011bno nebo upraveno do souladu s t\u011bmito pravidly ve stanovan\u00e9 lh\u016ft\u011b, odstran\u00ed nebo uprav\u00ed jej spole\u010denstv\u00ed vlastn\u00edk\u016f, na n\u00e1klady vlastn\u00edka.<\/p>\n\n\n\n<p>Dojde-li k po\u0161kozen\u00ed majetku spole\u010denstv\u00ed vlastn\u00edk\u016f souvisej\u00edc\u00edmu s instalac\u00ed jak\u00e9hokoli za\u0159\u00edzen\u00ed (nap\u0159. zat\u00e9k\u00e1n\u00ed), ve\u0161ker\u00e9 n\u00e1klady nutn\u00e9 k&nbsp;oprav\u011b budou p\u0159e\u00fa\u010dtov\u00e1ny vlastn\u00edkovi jednotky.<\/p>\n\n\n\n<p><strong>Z\u00e1v\u011bre\u010dn\u00e1 ustanoven\u00ed<\/strong><\/p>\n\n\n\n<p>Tato pravidla byla schv\u00e1lena shrom\u00e1\u017ed\u011bn\u00edm vlastn\u00edk\u016f dne 13.9.2021.<\/p>\n\n\n\n<p>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Zasklen\u00ed lod\u017eie: SVJ povol\u00ed mont\u00e1\u017e zasklen\u00ed lod\u017eie, pokud budou dodr\u017eeny n\u00e1sleduj\u00edc\u00ed podm\u00ednky: Zasklen\u00ed bude provedeno odbornou firmou (nejl\u00e9pe OPTIMI \u2013 z&nbsp;d\u016fvodu jednotn\u00e9ho vzhledu). P\u0159i p\u0159\u00edpadn\u00e9 rekonstrukci lod\u017eie a oprav\u00e1ch fas\u00e1dy domu provede demont\u00e1\u017e, zp\u011btnou mont\u00e1\u017e a p\u0159\u00edpadn\u00e9 \u00fapravy zasklen\u00ed majitel bytu na vlastn\u00ed n\u00e1klady. Klimatizace: P\u0159ipom\u00edn\u00e1me, \u017ee lod\u017eie i fas\u00e1da pat\u0159\u00ed mezi spole\u010dn\u00e9 prostory a je zak\u00e1z\u00e1no zde um\u00eds\u0165ovat cokoli, tedy i klimatizaci. Pro instalaci a provoz klimatiza\u010dn\u00edch jednotek byly schv\u00e1leny n\u00e1sleduj\u00edc\u00ed nutn\u00e9 podm\u00ednky: Klimatizace nesm\u00ed b\u00fdt um\u00edst\u011bna na fas\u00e1d\u011b domu, m\u016f\u017ee b\u00fdt um\u00edst\u011bna pouze na lod\u017eii. Prostupem nesm\u00ed b\u00fdt naru\u0161ena \u017e\u00e1dn\u00e1 nosn\u00e1 st\u011bna. Pro prostup sm\u00ed b\u00fdt vyu\u017eit pouze odv\u011btr\u00e1vac\u00ed prostup do kuchyn\u011b. Mus\u00ed b\u00fdt zaji\u0161t\u011bno, aby vznikl\u00fd kondenz\u00e1t z klimatiza\u010dn\u00ed jednotky z\u016fst\u00e1val na lod\u017eii (kondenz\u00e1t nesm\u00ed odt\u00e9kat na fas\u00e1du ani om\u00edtku a d\u00e1le po nich st\u00e9kat. Hlu\u010dnost klimatiza\u010dn\u00ed jednotky nesm\u00ed p\u0159es\u00e1hnout 50 dB; (Hygienick\u00fd limit ekvivalentn\u00ed hladiny hluku akustick\u00e9ho tlaku A pro stacion\u00e1rn\u00ed zdroje, co\u017e se t\u00fdk\u00e1 i klimatiza\u010dn\u00edch jednotek, je v chr\u00e1n\u011bn\u00fdch venkovn\u00edch prostorech staveb p\u0159i soub\u011bhu v\u0161ech zdroj\u016f 40 dB v no\u010dn\u00ed dob\u011b a 50 dB v denn\u00ed dob\u011b (na\u0159\u00edzen\u00ed vl\u00e1dy \u010d. 272\/2011 Sb., o ochran\u011b zdrav\u00ed p\u0159ed nep\u0159\u00edzniv\u00fdmi \u00fa\u010dinky hluku a vibrac\u00ed, ve zn\u011bn\u00ed pozd\u011bj\u0161\u00edch p\u0159edpis\u016f, \u00a7 12). V p\u0159\u00edpad\u011b po\u0161kozen\u00ed fas\u00e1dy kondenz\u00e1tem je vlastn\u00edk klimatiza\u010dn\u00ed jednotky povinen odstranit z\u00e1vadu na vlastn\u00ed n\u00e1klady. Upozorn\u011bn\u00ed: Souhlas SVJ v \u017e\u00e1dn\u00e9m p\u0159\u00edpad\u011b nenahrazuje stavebn\u00ed povolen\u00ed a je na stavebn\u00edkovi, aby si jej zajistil v p\u0159\u00edpad\u011b, \u017ee je ze z\u00e1kona po\u017eadov\u00e1no. Nebude-li dodr\u017eeno jak\u00e9koli z v\u00fd\u0161e uveden\u00fdch pravidel, m\u016f\u017ee spole\u010denstv\u00ed vlastn\u00edk\u016f po\u017eadovat odstran\u011bn\u00ed nebo \u00fapravu instalovan\u00e9ho za\u0159\u00edzen\u00ed na n\u00e1klady vlastn\u00edka. Nebude-li za\u0159\u00edzen\u00ed odstran\u011bno nebo upraveno do souladu s t\u011bmito pravidly ve stanovan\u00e9 lh\u016ft\u011b, odstran\u00ed nebo uprav\u00ed jej spole\u010denstv\u00ed vlastn\u00edk\u016f, na n\u00e1klady vlastn\u00edka. Dojde-li k po\u0161kozen\u00ed majetku spole\u010denstv\u00ed vlastn\u00edk\u016f souvisej\u00edc\u00edmu s instalac\u00ed jak\u00e9hokoli za\u0159\u00edzen\u00ed (nap\u0159. zat\u00e9k\u00e1n\u00ed), ve\u0161ker\u00e9 n\u00e1klady nutn\u00e9 k&nbsp;oprav\u011b budou p\u0159e\u00fa\u010dtov\u00e1ny vlastn\u00edkovi jednotky.
